Land Adjacent 28 Highfield Road

Following the success of a previous new-build residential scheme on Highfield Road, this repeat Client came to me with a new project a few plots up the road. He had obtained planning permission to erect a new dwelling and required drawings producing so as to obtain building regulations approval, SAP assessment and EPC certification, and for construction of the building.

With the previously obtained planning approval due to expire in a matter of weeks, it was important to get the project started as quick as possible. A full design package was produced, prioritising groundwork, setting out and coordination with structural engineers to see a complete foundation design was issued for construction as early as possible.

The dwelling itself comprised a large Lounge, complete with a new log burner and chimney, triple-aspect glazing, two sides with glazed doors opening out onto a large side and rear garden. A new open plan Kitchen and Family Room opening onto a paved patio area to the rear, and three Bedrooms, two of which were sited in the large roof space with  vaulted ceilings and generous dormer windows to maximise headroom and natural light.

Building regulations approval was obtained at the first visit. The building was also approved by the SAP Assessor for it’s thermal performance, low carbon-footprint and water efficiency. All in all another straightforward, enjoyable process with this repeat Client of over 8 years.
